Ask a Plumber:

In the event that you have a burst Pipe – Here’s what to do while you wait for a plumber:
A burst pipe is a common emergency plumbing problem that most homeowners experience at one time or another. A burst pipe leak can damage your floors and walls, plus waste a lot of water.
After you call a plumber and wait for him to arrive, there a couple of simple things you can do to stop the flow of water and minimize the damage.
• When you find the leak, place a bucket underneath it collect water and/or debris.
• Shut off the main water valve.
• If you can see the hole in the pipe and reach it, insert a pencil into the hole and break off the tip. (Only works if the hole is smaller than the pencil).
• Dry the pipe and seal off the hole with tape. (Black electrical tape works best).
Remember, these suggestions are only a ‘temporary fix’ and you will require a profession plumber to address the issue. Flooding obviously indicates you have a burst pipe, but you should also be aware of suspicious water spots on walls and ceilings which indicate you have a serious problem and should consult the services of a professional plumber at your earliest convenience.

Dear JOHN–

I guess it’s about time I wrote you this letter. I have been meaning to tell you, but it’s hard to put your deepest feelings into words…

The fact is – JOHN, we’re through. I just can’t take anymore!  You put me to shame by gurgling and choking every time my parents visited you.  It may be your idea of a joke, JOHN, but I am not laughing.  Your lid is cracked and it squeaks every time it is lifted.  You used to be so proud of your appearance and now look at you…even your surroundings have taken a turn for the worst.  Oh, JOHN, you are becoming a dirty word!

Before you throw in the towel, please listen to me!  It is true – I am not the JOHN I used to be.  I admit I need help and I know where to get really expert help… Mr. Plumber.  They have all the materials needed to save our relationship.  My cracked lid can easily be replaced, so can the bathroom floor tiles, the faded wallpaper and the chipped sink and don’t forget to ask them about bathroom accessories – like heaters, fans and shower doors.  Maria, the beauty of it is – Mr. Plumber can completely makeover the entire bathroom in one week. In light of this letter; Maria, I hope we can flush away the past and start over.

How does my hot water heating system work?

A hot water heating system works by heating water and then pumping it throughout your home to heat hot water radiator or in-floor heating pipes or some other type of heating coil in an air stream.

Do I need to service the boiler regularly?

Only, if you want to keep it running reliably and efficiently!  It is recommended that you have your boiler serviced annually. Annual servicing will ensure that your boiler is working at its maximum performance and safety.  Plus by running more efficiently, it can save you money in heating costs.

If I turn the room thermostat to a higher setting, will it heat up the room quicker?

No,  turning up the thermostat will not heat up the room quicker; it will heat it to a higher temperature.  It is a good idea to program or turn your thermostat down a few degrees at night or when the house is unoccupied to save energy, but when you are home it is best to choose a temperature that is comfortable and leave it there.

Why is my boiler making a noise?

There can be many causes of excessive noise from your heating system, from air in the pipes to a misfiring burner.  If your system is making any unusual sounds, it is a good idea to have it checked by a technician right away.

If I install a new boiler, can I save on my heating bill?

It is possible to save as much as 40% on your heating bills with a modern boiler.  This of course depends on various factors: like how inefficient your old boiler is, the square footage of your home, how often you use the system, the amount of insulation you have in your home and the type of boiler you have.  Do your research and discuss your options with a reliable, licensed, professional who can suggest the best solution for you.

Get To Know Your Plumber Before You Need One

GET TO KNOW YOUR PLUMBER BEFORE YOU NEED ONE

Don’t wait until you need a plumber before you call one.  There are good plumbers and there are not-so-good plumbers.  Protect yourself by calling plumbers before you need them.  Establish a working relationship with a plumbing contractor before an emergency occurs.

Go through the phone book and call plumbers as if you had an emergency.  Yeah, you are cheating a bit, but all is fair in business wars.  See who answers the phone personally.  How long do you have to wait to have your call returned?  This will eliminate a number of plumbers.  When you get a plumber that feels good, ask some key questions.  Here are a few ‘flush-out’ questions to ask over the phone.

  • Are you insured?
  • Are your service technicians licensed?
  • What are your credentials and references?
  • Do you offer 24-hour emergency service?
  • What is your response time once a call for help is placed?
  • What are your service fees?
  • Do you charge for travel time?
  • Do you have a website?
  • Does your company do drain un-clogging?
  • Is service and repair work your specialty?

Don’t wear out the interrogation, but do your homework.  When feasible, call a plumber with a real request.  This could be to change a faucet, add a hose connection or clear a drain.

Get to know your plumber before you have an emergency.  Seriously, when your plumbing goes wrong you will want someone you can depend on.
